Listing Advice for Vacation Properties

by Sheryl Rockwood

Successful sales require innovative marketing. Any real estate agent will tell you the listing is the key to a sale. How you list your vacation property will determine how easily you rent it. Here is some listing advice for vacation properties many neophyte landlords overlook.

The Listing
Whether you are listing online, in a classified ad or with a rental agency, it is important to communicate what your property has to offer a prospective renter clearly. Detail the location, number of bedrooms, sleeping arrangements, number of bathrooms and amenities available. Include well-lit photographs of your vacation property, inside and out. Prominently display all rates, surcharges, fees and expenses that the tenant will have to pay. Full disclosure will not only foster trust with potential tenants, but also avoid costly disagreements down the road.

How to Book
It may sound elementary, but many landlords forget to include contact information. Make sure to indicate the booking procedures for your vacation properties clearly. Your phone number and email address should be in more than one easy to find spot.
Allow tenants to pay with credit cards. This requires a little more setup before you start having prospective tenants view your property, but it will simplify the entire process. It will take much less time to verify funds, allow for online bookings and make it much easier to refund rental deposits.

Customer Satisfaction
Renting vacation properties is a customer service industry. An attractive ad, a simple booking process and a quality stay without worry are what people seek when planning vacations. Provide prospective tenants with travel tips and testimonials from past guests. Be sure someone is available at all times to address concerns that may arise during their stay. If you run your vacation property like a five-star resort, your guests will not only return in the future, but will recommend it highly to others. Word-of-mouth will soon be your best sales tool.
